Are the affordable housing units being built in Tomatin?

Maureen Macdonald Cooke is Project Officer and negotiations are ongoing at an advanced stage.

  • A housing needs survey was conducted and closed on 19th April 2020.
  • The tender for contractors was scored on the 28th July.
  • A preferred bidder has been selected (7even Construction in Aviemore).
  • Following due diligence, a design brief for 14 properties, 6 in partnership with the Highland Council and 6 being developed by SCD and 2 self -build plots.
  • A community open evening was held on Wed 25th Nov 2020 to share the plans with the community and the consultation with the community is an ongoing process.

How affordable are they?Where the housing is for rent, it will be at social rent levels and if there is housing made available for discounted sales, this will be approx. 70% of open market value.
Do the houses have gardens?

 Yes, all the properties have front and rear gardens.  The front will have small, grassed areas along with private parking. 

The rear gardens will be mainly laid to grass.

Will there be off road parking? There will be two private parking spaces allocated to each property.
The houses seem small, do they have enough storage? (Space for wet clothes and boots).

 Each house has 1 storage cupboard provision on each floor. The bungalow has two storage cupboards on the ground floor. There is also provision made at the rear of the property with a hard standing with power. This is can be utilised for a working from home office/ unit, shed, or extra storage space.

Affordable Housing has higher building specification standards than private developments. This means the room sizes are larger, the heating and insulation is higher and the design in this case has to be built to The Highland Council’s Firm Foundations standards.

Are the wet areas on the site going to be an issue? Historically wet areas on the site will be raised in level, which will remove this problem.  When the development is finished, the only wet area will be within in the SUDS retention pond.   
Are the self-build plots too close to the railway bridge? The self-build plots are to the boundary of network rail land.  It does not mean that houses will be built close to the boundary.  It is most likely that this will be garden ground.  The positioning of the houses will be dictated by Highland Council planning, when the prospective builders apply for planning permission.
